The recent events surrounding the spread of the Covid-19 strain of the coronavirus has led to many questions about the continued enforceability of real estate contracts under the circumstances.  Rather than risk an uncertain outcome in court or arbitration over such disputes, Buyers and Sellers may elect to address the unanswered issues contractually. The following materials will assist with potential issues in contracts and other issues related to best practices under the current conditions related to coronavirus.

 

State Rent Moratorium Extension & the COVID Rental Housing Recovery Act AB 2179

Masks Required for All Indoor Public Settings Regardless of Vaccination Status
Beginning Wednesday December 15, 2021, by order of the California Department of Public Health, masks will be required to be worn in all indoor public settings irrespective of vaccine status. The key requirements of the order are:

  • Masks will be required at open houses and showings regardless of vaccination status
  • The order will be in effect statewide beginning December 15, 2021 - January 15, 2022, at which time it may be extended
  • Local cities/counties may continue to have stricter mask requirements
  • In workplaces, employers remain subject to the Cal/OSHA COVID-19 Emergency Temporary Standards (ETS) but clients are required to wear masks if visiting any real estate brokerage open to the public
  • This order supersedes all prior face covering guidance
